When you own a Schooner Cove apartment, your monthly
fee covers all of these services:
1. Professional, on-site management — The
executive director is always available to take care of daily
management of the facility, supervise all personnel, and oversee
all areas of Schooner Cove. The director makes sure every apartment
is refurbished prior to occupancy according to the new resident’s
wishes.
2. Dining Services — An evening meal,
prepared by Schooner’s professionally-trained chef and
served by Schooner’s experienced wait staff, is served
Monday - Saturday. A midday meal is offered on Sundays and most
holidays. If necessary, meals may be brought to a resident’s
apartment. Guests may dine with residents at any time with prior
reservations, and special events can be arranged.
3. Housekeeping — The Schooner Cove
housekeeping staff provides weekly cleaning of all apartments.
Our dedicated staff will do whatever is needed to make sure every
apartment gets a thorough cleaning. Time and day of cleaning
is at the convenience of the resident, and special cleaning requests
are accommodated. There is daily pick-up and weekly removal of
garbage.
4. Maintenance and Repair — All aspects
of repair and maintenance to Schooner Cove-owned appliances,
buildings, equipment, and fixtures are included. Landscaping
services include lawn mowing, trimming, care of plants and shrubs
around Schooner Cove, and snow removal.
5. Health Care and Wellness Services — Schooner
Cove is located on the Miles
Health Care campus, providing easy
access to all health care services including physicians’ offices,
Miles
Home Health,
and Miles
Memorial Hospital.
Exclusive Schooner Cove services include:
- Schooner’s Wellness Program includes: orientation
into Miles Health Care System, blood pressure checks, cholesterol
monitoring, regular exercise classes, medication management,
and an annual flu clinic. Miles Home Health’s foot clinic
and massage therapy are next door at Chase
Point Assisted Living.
- There are emergency alarms in every apartment connected
directly to the local ambulance service.
6. Reserve Fund — This fund pays for
the replacement and repair of Schooner Cove’s facility
and equipment. Schooner Cove has a board-approved long-range
capital budget plan that allows a monthly allocation for improvements.
7. Security — Schooner Cove has a secure
entry system. Fire alarms and smoke alarms are located in all
residences. Security checks of your residence while you are away
are available, and residents may request daily checks, if the
need arises. There is a back-up power system for the entire Schooner
facility. Miles Health Care maintains 24-hour security on campus,
which includes nightly checks at Schooner Cove.
8. Utilities — Heating and lighting
for all common areas and fuel oil for individual apartments is
provided, as are all water and sewage costs. Electricity within
each apartment is metered and paid for by the resident(s). All
water and sewage costs are covered.
9. Insurance — Property insurance and
professional liability for Schooner Cove buildings and worker’s
compensation for Schooner Cove employees is covered. (This does
not include liability of residents and their property located
within their apartments.) As a resident of Schooner Cove, you
also have access to the Schooner Cove Long Term Care Insurance
Program.
10. Pro-rata Share of Real Estate Taxes — The
real estate taxes for the entire Schooner Cove facility are divided
among all residents. Each resident receives an annual statement
with the amount paid. These taxes are eligible for tax credit.
